Why will my bill exceed the seller's?
Save Our Homes capped their assessed value for as long as they held the homestead, while your assessment resets to market value on the January 1 following the sale. On a property held for many years the gap between assessed and market value can be enormous, and it closes the instant ownership changes. Read the tax figure on the listing as history rather than forecast.
What is the homestead exemption worth?
The standard homestead exemption totals $51,411 for 2026. Its first tier applies to all taxing authorities; the second is indexed to CPI each year and does not extend to school district levies, which is why the exemption trims your school taxes by less than the headline figure implies.
How does the Save Our Homes cap work?
With homestead in place, the annual rise in your assessed value is limited to 3% or the change in the Consumer Price Index, whichever proves lower. The cap shields you going forward from your own reset assessment; it does not pass along with the house to the next buyer.
Can my old assessment come with me?
In part. Portability allows you to carry accumulated Save Our Homes benefit — the difference between market and assessed value — up to $500,000 across to a new Florida homestead. It has to be filed for, and the deadline ties to the homestead application, so raise it before your first January in the new home.
What if the property is not my homestead?
Second homes, rentals, and investment property receive no homestead exemption and no Save Our Homes cap. They fall instead under a 10% annual cap on assessed value increases for non-school levies — a considerably weaker protection that can still deliver sharp jumps.
Is the exemption about to increase?
A constitutional amendment that would raise the homestead exemption appears on the November 3, 2026 ballot. It is not current law, and this calculator applies the rules in force today. Never build a purchase budget on a ballot measure that has yet to pass.
